3 Reasons why your old RPR is not acceptable

Real Property Reports have changed over time. Many decades ago, survey certificates only showed the foundation of the dwelling and the compliance certificates were subject to older bylaws. Modern Real Property Report show all permanent improvements and are likewise subject to modern bylaws.

Another key consideration is the significant increase of property values over many decades. This increase in value requires a higher level of due diligence from prospective owners and lenders, to ensure they know exactly what they are buying.

And finally, as discussed in detail in a previous post, older Real Property Reports may not have captured changes in neighboring properties. Changes could include a road widening, as pictured above, or the construction of an improvement on the neighbor’s parcel that might be encroaching on the subject parcel.
