If the building already exists, a commercial RPR is usually the right tool. If you are planning a new build, you will likely need construction surveying instead of, or in addition to, an RPR.

A commercial RPR normally shows:

  • The legal boundaries of the property.
  • The location of buildings and permanent structures.

If you have an older commercial RPR from another firm and the property has changed, we cannot just revise or re‑stamp that document. We will instead complete our own field work and prepare a new commercial RPR that reflects the current state of the site, using any prior reports as reference where helpful.

If you add or significantly alter structures, parking areas, or other improvements, a new or updated RPR is often recommended before a sale or refinancing. Any change that affects how the site relates to property lines, easements, or bylaws may trigger the need for updated documentation.

Your lawyer or lender can confirm what they will require, and we can help you understand from a surveying perspective whether changes to the site are likely to matter.

If a previous RPR appears to contain an error, we can conduct our own field survey and assessment. Where appropriate, we can:
