Development Permit Support

A development permit is often required when constructing a new structure or feature on your property does not meet current municipal bylaws. Common examples include structures built too close to a property line, eaves or cantilevers that extend into a setback, or additions that don’t meet required distances.

At Third Rock Geomatics, we don’t issue development permits, but we do provide the surveys and documentation required for your application. This ensures your application is accurate, complete, and more likely to be approved without unnecessary delays.

Encroachment Agreements

An encroachment agreement is a formal contract that comes into play when a structure like a fence, shed, or garage extends beyond your property line, into an easement, or onto City‑owned land. These agreements provide you with legal protection to prove the encroachment has been approved during inspections, sales, or municipal reviews.

If you are planning to build a permanent structure, it is first important to identify any encroachments on your property. At Third Rock Geomatics, we can help you with this through a land survey and by providing a Real Property Report (RPR)

This will clearly mark the boundaries of your property and indicate where an encroachment agreement may be necessary.

Bylaw Relaxation

Sometimes, homeowners are faced with the issue that a project or existing structure doesn’t fit within the City’s land use rules. This is where a bylaw relaxation can offer real relief. A bylaw relaxation is a formal request to have the required rule “relaxed” so your project can proceed legally.

We help by interpreting whether your situation qualifies and preparing the supporting survey information. We then guide you through the process and can submit the application on your behalf.

Subdivisions & Subdivision Applications

Looking to subdivide your land into multiple titles? You’ll need a subdivision survey conducted by a licensed surveyor and applications that comply with municipal requirements.

Third Rock can manage this process end-to-end, including surveying, documentation, and application. We are here to make subdivision projects smoother and less stressful.
