When does my Real Property Report expire?

Real Property Reports contain several dates. The date the survey was conducted and the date the report was signed are important dates because they explain to the reader exactly when the property was inspected. The report illustrates a snapshot in time of the subject property. Therefore, it is not appropriate to describe a Real Property Report as expired, as though it was mouldy cheese past its best-before date. RPRs are legal documents verified on a particular day.

That said, Real Property Reports can be too old. For some amount of time, after a report is signed, it is reasonable to assume the property has remained unchanged. As time passes, it becomes reasonable to assume there have been changes. Decks, balconies, and fences deteriorate over time and are periodically replaced. Air conditioning units, hot tubs, and gazebos are common additions to properties in Calgary. But that is not all. Neighbours also build new features that might impact the subject property. Bylaws change over time, as does the level of enforcement, for a variety of reasons.
