A Real Property Report (RPR) is your safeguard in navigating real estate transactions in Alberta.
It is a legal document provided by a land surveyor that clearly outlines the location of all structures and improvements relative to the property’s boundaries. It is utilized by the municipality to determine whether the property complies with local bylaws.
An up-to-date RPR ensures that you have an accurate, comprehensive understanding of the property, giving you confidence boundaries have been verified by a professional land surveyor. It protects the seller from legal complications and simplifies the transaction process.
With over 20 years of Alberta land surveying experience, we have a proven track record of delivering accurate, compliant RPRs that stand up to scrutiny.
If Geomatics had a nationality, it would be Canadian. Calgary would be the capital and its hometown.
A current RPR with a certificate of compliance is required to complete a property transaction in Alberta. Here’s why:
An RPR with a certificate of compliance ensures all structures on your property are within legal boundaries and adhere to municipal regulations. This can prevent future disputes with neighbours or legal issues relating to property boundaries.
Without an RPR, your property transaction could face significant delays or even collapse. Having an up-to-date RPR on hand helps ensure the sale proceeds without unnecessary complications.
An RPR protects you from potential fines or penalties associated with non-compliance. It also provides peace of mind by clearly documenting the state of your property at the time of sale.
While title insurance might seem like a convenient alternative to a Real Property Report, it doesn’t offer the same level of protection or clarity. It should be considered a complementary protection.
Title insurance primarily protects the lender against title fraud and certain defects, but it does not detail the property’s boundaries, structures, or compliance with municipal regulations.
An RPR gives you a comprehensive, accurate representation of your property—something title insurance cannot do.
With our RPR services, we will complete your report and apply for the compliance certificate on your behalf within 3-5 business days.
Provide us with your essential information via our RPR order form. If needed, we’ll request additional details to ensure accuracy.
We’ll email a fixed-price quote* for your review and approval. Once approved, we’ll send a confirmation email along with an invoice.
Our survey team will visit your property, introduce themselves, and conduct the necessary survey.
We process the survey data and draft your RPR, which undergoes a thorough review for quality and accuracy before being signed and finalized.
We’ll submit the RPR to the city for its compliance review and provide you with a copy for your records.
The city’s response may include a compliance stamp, an encroachment advisory (EA), or a requirement for a development permit (DP).
Once we receive the city’s response, we will either deliver the final documents or offer guidance and additional services to address any concerns raised during its review.
*Our quotes include the municipal application fee, title, compliance registration, and miscellaneous expenses such as plan purchases.
After we submit your RPR to the city, it will be reviewed and returned with one or more of the following responses:
If your RPR comes back with an encroachment advisory or development permit requirement, we can help.
We offer specialized services to address these issues:
