One of the first questions a new client will ask is, “How long will it take to get a Real Property Report?” The short answer is Third Rock delivers in approximately 3 to 5 business days. A common follow-up question is, “Okay, but what time will you be at my house?” That answer is a little more difficult, and here is why.
One of the first things we do for a new project is research all the registered survey plans that affect your property. If your property is in Inglewood, for example, we might find plans registered in 2001 next to plans registered in 1897.
We then send out a crew to find and evaluate survey evidence. Survey evidence could be something like a wood post or an iron post buried a few feet down at the end of your block or a drill hole set in concrete. Typically, we need at least four pieces of verified survey evidence not disturbed by construction to define the subject parcel. Most of the time, at least one of these corners is missing. As you may have guessed by now, finding survey evidence is the most unpredictable part of any Real Property Report. It could take less than 30 minutes or more than a day and include a return trip.
