The original deck built on this home was fully compliant with the city’s bylaws. Then, the homeowner decided to add on to the side of the deck, without a permit, to facilitate a staircase into the yard. While it looks great, the extension of the deck is now a bylaw infraction, and a development permit is required before the sale of the property can be completed.
Timing is Everything
Quick turnaround of a high quality Real Property Report positions homeowners for the best possible results. In this case, we completed and submitted the Real Property Report in less than 3 business days. The city’s review took two weeks, less a day. The homeowner then took a week and decided to proceed with an application for a development permit instead of removing the stairs. They were thrilled with the stairs and told us the stairs were the best improvement they made to the home!
April 3 – We made the application for a Development Permit
April 7 – The application was accepted
May 19 – The application was approved with conditions
June 15 – We received final approval for the Development Permit
All in, a total of 98 days from the beginning to the end.
