How to Spot an Encroachment – Where is the Property Corner?

Where is the property corner? When a surveyor walks up to a wall like the one pictured below, they will immediately wonder if the wall is built on top of the survey marker. In this case, we found the wall to be inside the property line and verified the survey marker was countersunk in the asphalt.

If a retaining wall appears to be close to the property line (or may encroach onto adjacent parcels, rights-of-way, streets, or lanes) it is in your best interest to order a Real Property Report as soon as possible. This will allow for the position of the wall to be verified and the transfer of the property to be completed without delay.
